Second place looks inspirational!!!

A friend of mine wants to create an MO out Kyogle way. I thought MOs were pretty much not allowed these days. He's confident for some reason...maybe hasn't looked into it enough.

What do you guys know about starting up MOs in the northern rivers?

i know you are far from financially affluent and well aware of how hard you guys work to stay afloat.

you were the only person i could think of that might want a lifetime of bulk ethnobotanicals, or an extention of the nursery/growing facilities.

And of course it was all very jovial and light hearted.

An MO would be good in these circumstances, however requires a group of people financiallys orted enough to put in in the first place, and personally suited to living within proximity and 'sharing' with each other.

In my experience it is mostly the human elements that bring such projects to a crumble.

The land is always there, its just getting more and more hard to find and expensive.

maybe in a couple of years when ive robbed a couple more banks :uzi:

MO's can work as long as you go into it with people you like, but make the constitution as if you all hated each other and you all owned guns. Seriously, the only MO's that I know that work well are those that have really well defined rules that cover all misunderstandings and eventualities. Pay particular attention to access rights, fences and boundaries. Spend a bit of money on a surveyor to get all internal boundaries sorted (the main cause of physical and legal fights). Do NOT have large and valuable communal lands/facilities - best to have none at all. That's just what I have experienced. I still own a share in an MO, but part of the reason I won't sell it is because I don't want to inflict THAT on anyone else :BANGHEAD2:

there are ways to get ur MO-jo without actually being a MO

T once mentioned it

as a company with land delineated into shares etc

or even bought as a company then subdivided and sharholders might make offers based on tenure for blocks, or just sell them off at profit - wahetevr

unless anythings changed Mo's are cheap, but its very hard to get a loan - therefore = cheap cos only those with cash can buy in

eg i was oferred mo land at currawinya 15 km from my place for 20K last year

once i own my family home and im looking for fun id consider it WTF if the legal framewrk is solid then why not?

if it were made to work, using a good solicitor or several even i'd chip in with the right people under the kinda framework T referred to

again you need your own money not borrowed $ , co no-one will

i wouldnt lend u money even if we were close mates! if it screws up i get Nothing except a hostile and unlivable tenure i dont want and cant sell

that can be a bonus tho. there are people who even on lower incomes can really commit and save the pennies over the years. I know these are the people who id co-invest with . theyve proved their tenacity, desire to work towards a goal at least

id want to be part of a mix, with maybe one person who is a good caretaker but does a good job at it, and maybe one entrepreneur who can take the lands in common and operate a successful business from it , with the rental covering the rates etc and admin costs of the organisation. maybe the tenants want to invest too and get didvends, but maybe not.

either way i certainly dont twant to live with a bunch of stoned slackers. industrious energy is the key :) if you keep busy then being stoned doesnt matter to me at all :)

if you want a house on it you can build ur own or even get a enviro friendly it home these days for under 70K delivered ! or a 1br shack for under 60

From tassie to cooktown if you have 250 - 400k to use you can get real quality.

only WA seems starved cos theres has always been so little - just a thin green belt - compared to bulk amounts of lushness on the east. some WA lushness may be of a very high callbre though in general its a beautiful place not fit for human habitation!

My mum has worked extensively in commercial, family and contract law..

She said if i ever get the dosh and crew together she would handle all the paperwork through her practice.

Really sounds like theres enough keen cats out there to consider it as a possibility.

And torsten, its stories like yours that make me hesitant to approacht the whole MO thing.. But as Rev pointed out, theres plenty of alternative approachs.

The MO I am on is actually a company divided by shares. The core problem with this sort of MO is that everyone has financial (and any other) entitlement to his percentage share in the total value of the property. ie, if you build a nice house, but your neighbours don't then there is nothing you can do to stop them from moving into your place. Similarly, if the majority of the shareholders decides to bulldoze your house to make way for a road or swimming pool, then again there is nothing you can do about it. UNLESS of course all these things are sorted in the company constitution or as part of a deed on the common title. Such a constitution or deed can be expensive to draw up and is almost impossible to agree on once the MO is formed.

The MO I moved into had become dysfunctional aboout 5 years after it was formed. At this time some original members had moved away and sold their shares to 'strangers'. By the time I joined some 15 years later people were getting hauled off for assault, running each other over on the road, shooting at each other with a shotgun from a distance, or pulling a rifle on another member at close range. Not to mention the bitter shouting matches at the local parties and the nasty rumours being spread about each other. They didn't tell me about that before I bought into it :ana:

Things had become so complicated that there was no chance of getting them sorted out. Also, it would have cost a huge amount of money to do so in retrospect. So the point I was making in my last post was to future proof yourselves, because you won't be friends forever and you might not even know your neighbour a few years from now.

The MO's that I have seen that have worked well have either been based on strong communal ownership and ethics, or on really smart company constitutions. As I said, MO's can work as long as you go into it with people you like, but make the constitution as if you all hated each other and you all owned guns. By that I didn't mean they are a bad idea. Quite the contrary, I think they are a really good idea. But if they are based on idealism rather than realism then they are almost guaranteed to fail.

dunno if id make a place my full time residence - depends

but definitely a seasonal house, or studio residence. and always keen on investing for sake of involvment smart green industries on the no residential portions like legal herb and food crops, biofuels and fine timbers and oils etc.

at present the only way i can see myself affording the space to make something like that work is collectively

Down where I live, many people have done joint buys of large land and live in communities. There a bunch of hippies also. :lol:

I think thats how I'd like to live. Neighbours close by, but not too close and all with a collective goal. I'd just love that 623acres to preserve the bush and grow heaps of herbs and oils on the already cleared land. U could grow enough on that to pay for the property in 1 season. Just jokes.

Lived in a few MO- "communities"...

the prob is, you have 18 people who are good and 2 ppl who are idiots and they spoil it for everyone else.

Nevertheless I would like to try again, def with ethnobotanical ppl, so if there's an "opening" in the future, please count me in.

My garden here thrives, and produces, and fruits, and I wouldn't like to give it up, it really would have to be worthwile.

On the other hand, living in the city is bad for long-term-health, and living on the country generally lets you live a bit longer.

So yes, I'm still hoping for that piece of paradise somewhere.

But when, who knows...

But I never give up hope, not yet...

Damn, I swear I posted a reply to this thread but its not here... hmm. Oh well, Ill try again.

As some of you know, I have been looking for a property in NNSW for a couple of years now and as a result have had a good look at the M.O options...

I’m down in Murwillumbah every weekend checking out the windows and looking at property and land so I have a good feel for the area at the moment.

Like has been said by others, a well set out M.O run by an impartial solicitor with a clear set of enforceable guidelines could be a very workable solution but there is a LOT of potential for problems and its lot of money and stress if it goes sour so it need to be done right... and with the right people....

Personally, I would want it set out like we are all on individual fenced blocks, with individual access that joins the main drive and we don’t even need to see each other or rely on each other unless wanted. Not a community, more just neighbors that invested together.

Most importantly, some things that would have to be worked out are Water, driveways, main drive access, boundary and fence lines, animals, electricity. and maintenance of said.... all these things tend to be located on one persons piece of land so costs, ownership etc. would have to be equal.

Plus, of course the interest/loan repayments and infrastructure/maintenance/upgrade costs/repayments, and what happens when someone in the group doesn’t/cant pay or wants to sell up, to safeguard the others.

As Torsten says, we need to work out some worst case scenarios and their solutions to best look after the group.

I think if a good solicitor was found to work these things out and set them in stone, then it could be a winner...

If your serious, and you have at least $50,000, then we should all have some kind of meeting even if just online so that we can network potential ideas.

I already have 1 or 2 people onboard if it’s the right place, so some more serious contacts would be great.

something to meditate on, I remember reading somewhere that 90% of all business partnerships started between friends fail...
