I can see the reasoning behind the Maraceae suggestion, but after spending a couple of hours searching I can't find anything even remotely like it. And no, I don't think it is that Cudrania. Can you give us a bit more info please? eg many Moraceae have a milky sap visible when you snap a leaf off so the presence/absence of this might help. what does the seed look like? lots of little ones or one/few big ones? even the shape of the tree and some pics of other plant parts might help. any idea if it is native or exotic? deciduous? flowers would be great, but I guess it's a bit late for that.
