Yes, but not really a option Yes but only for 12months then you must apply for extension, its true it is considered a rural building but then to live in it (ie: not have welfare steal your children) it must be "livible" so for that it must be a perminint dwelling for living more then 12months on the site, and in that case a shed isnt a permament dwelling and as soon as you do make it one (if you could) it would then not be allowed bcause you can only have "one perm dwelling" on a property under 500scres its really not good, but there is hope for us, the property is 6km from town... and soon they may be extending residential boundrys of the town by 7kms... really you goto admit thats some wonderfull manifestation and universe work to get the above, it means we can subdivide for it will be rezoned..... and those numbers are amusing... so many things to fall into a fine place for that outcome i never expected it.

Hey guys, Finally we have made a great start in a long term dream and purchased 110heacters in NSW (near Glenn Inns, amazing land, very beautiful ) to build a ecovillage/community (so to call it) apon. Land is perfect many natural resources , springs, creeks, deer, goats, wild foods already there for a start. Problem we are facing is with local shire laws and the steps needed to take to officialy start the ecovillage down the right tracks. Our basic accommodation module has been developed by a specialist architect, and we have no problems with getting ONE of these units built on the land. a 2 bedroom cottage made from hay bails and cob (claymud/sand/straw), the plans have been drafted to NSW regulations and Australia building standards and is guaranteed to get passed by the architect. The land has a current building title for the next 5 years. (ok to build) Problem we face is there is a multi occupancy clause that makes it so other occupancy's must be attached to each other and in this shire sub division's must be 500acears and our block is 300, i assume if we declair it a village as such we dont have to worry about this restrictions? all this is great in theory with common law so the speak but in practice what form do i start with? Or really in common law we just start? but i would rather the shire on my side and not against me.... So what steps must i take to somehow declair the land as a village under law or freeman / common law, legitly I first register a Co OP and then the transfer the land into the Co Op's name???? What are my REAL options to get this achevied? selling the land and buying elsewhere is not a option. I have spoke to the town planer and they are "ok" with this but they cant change the restrictions ( they are attending expo's with plans to try change it), a loop hole they subconsciously suggested to me was to declair all "homes" as rural sheds and apply for a exemption every 12 months. Any more ideas? Any lawyers would like to offer there services at a Discounted price to help draft a few contracts and help set up a Co OP or Pty Ltd to manage / own the property would be much appreciated, please forward quote to me. It will be a Trading Co Op Group ( i think will be best), not non for profit co op, we have 2 members required for Co-op Group or could get 5 if required for the co-op.   5. Hi santiago, i tottaly agree, It cant be tricky, i suggest you find a "cheap" draftsman who is into "alternative living" and offer them a "trade" (not sure your services). Stick a ad on gumtree/craigslist and you will be suprised i placed a ad and had many options some people offering to do it for just the cost of travel simply for the challange of getting it approved (honestly, i can forward you there address if you are building in New England NSW). In regards to the other building tech's i have just ran out of time with uni work, so much to study.... If you had cheap/recycled bricks that would be great, its not all adobe but there are no rules, do what you like, its better then the bricks getting stuck in the ground as cheap land fill, just make sure to put your cob/adobe walls up on the side with the most sun so it can asorbe that preciouse energy and spread it around the house. good luck -v

(no phun intended) why did the swedish not have these side effects with Desomorphine? is it simply because the russian junkies are shooting up bad chemestry.... or something more evil is going on... in reagrds to the pcitures it seems some are only a few months old, your guaranteed to die within 3years it seems. simply missing a vein causes major problems from the start injecting that dirty shit directly into your mussles.... maybe the problem comes form the injection into there mussles (missing vein) and not from the Desomorphine itself, or maybe it comes from the fact that they are not purifying it, either way this smells fishy and i wish the media would do more research.... I dont get it, i mean if you shoot the cleanest heroin directly into your mussle with a rusty dirty needle its going to cause some problems including abcess's and all that dirty shitm, this "krocodile phanomanom" seems like bad steralization methods and shitty cooks, not Desomorphine.   8. council laws are nothing, it will take you a 10min phone call to find out anything you need, call the local council and ask them about duel occupancy give them your address or lot number, or simply stick a caravan up out the back thats a non permanent residence and dosnt need any "laws" to put up You can also build "rural buildings / farm buildings and sheds" around most places without approval,simply just live in a shed, build a "COB and STRAW" shed at the back of your folks house and live in that You can PLAN/BUILD As you go, simply get approval for a small tiny 1 bedroom cob house then once its approved build it, now for extensions you dont need approval so simply then extend your house to how you like..

Plans will be released for free, but archatect cant come to propaty becuase it takes a long time in NSW to settle property, in QLD apparently real estate agents write there own contracts in NSW lawyers do it.... To get it approved you will need to take into consideration the soil type of where you are building it, termite protection, quake protection, bush fire protection and a few other things, basicly it dosnt matter what you build a home out of theres no special codes for earth buildings its just you must follow Australian Building Standards and you must follow NSW Building Codes, so Buy both books and do a online 2hr course to get your "Owner Builders Permit", then once you have plans that take into consideration the codes you present it to the town planer and building inspecter at the local shire. You should first ring the local shire and talk to town planner and building inspecter tell them your plans they will help you. For those still interested remember that all prices are negotiable, keep in mind that people have got property's for three times less then the initial advertised price, its even expected you negotiate, if all you have is 10k then just offer 10k, you may find a offer of 10k on a 40k property will get the ball rolling and could open the window for barter card or trades. Let me just tell you quietly i hopefully will settle shortly on a 110Hectare property in "new England region of NSW" for just 50k..... original asking price was 94k..... My Rivea corymbosa (Sorry about title of thread, originaly this was a ID thread save making a new post i just added to it, the life cycle of my plant) is flowering, im so exited, I grew it from seed only about 20months ago and its flowering already, I am rather happy about that Is that normal? IF i remember correctly they are ment to take years to flower? Another one i planted at the same time from seed, didnt quite take off..... (EDIT: This is a seedling i planted at the same time, both were raised in posts this one just seemed to not grow..) Any idea's why 1 grows fantastically and the other just dwarfed? They were practically in the same environments until 1 year ago, the dwarf one has growth around the base that looks like cactus pups 0_o I am postivie its Rivea corymbosa but maybe it was Argyreia nervosa anyway to tell other then waiting for flowers? What organic fertilizer can i give it to help flower / fruit , etc? Used coffee grounds? The QLD weather must of been perfect conditions lately, all i have done is give it a heavy dose of cow poo every now and then. -Vual
